Most cracks in a building are nothing to worry about. Concrete shrinks slightly as it cures, buildings settle a little in their first years, and hairline cracking in plaster is extremely common across Dubai's building stock, especially in the heat-and-humidity cycle the UAE goes through every year. The problem is that a small number of cracks and other signs aren't cosmetic at all, and the only way to tell the difference reliably is to have someone qualified actually look at it. Here's what we tell people to watch for.
1. Cracks wider than a few millimetres, or ones that keep growing
A fine hairline crack that's stayed the same size for years is usually just surface shrinkage. A crack you can fit a coin edge into, or one you've noticed getting visibly longer or wider over a few months, is a different story. Diagonal cracks running from the corners of doors and windows are also worth flagging, since they can indicate movement in the structure rather than just the finish layer.
2. Doors and windows that have started sticking
If a door or window that used to open and close normally now catches or won't sit flush in its frame, and nothing has changed about the door itself, the frame around it may have shifted slightly. On its own this is sometimes just seasonal movement, but combined with cracking nearby it's a pattern worth having checked.
3. Sagging or uneven floors and ceilings
A floor that feels like it dips slightly in one spot, or a ceiling line that doesn't look level anymore, can point to deflection in the slab or supporting beams. This is one of the harder issues to self-diagnose because it develops slowly, and people who live or work in the space every day often don't notice it until a visitor points it out.
4. Rust stains bleeding through concrete or render
Reddish-brown staining on a concrete surface, especially near the coast or in basements and car parks, is usually a sign that the rebar inside is corroding and expanding, which puts pressure on the surrounding concrete from within. This is extremely common in the UAE because of the combination of heat, humidity, and in some areas, chloride exposure from sea air. By the time you can see the stain, the corrosion has typically been progressing for a while.
5. Visible spalling — concrete chunks flaking or falling away
Spalling is what happens after corrosion has been active long enough to actually crack the concrete cover off the rebar underneath. If you're seeing small chips or larger sections of concrete coming away from a column, beam, or balcony edge, that's not a maintenance item to postpone — it usually means the reinforcement is already exposed and deteriorating faster.
What actually happens during a structural assessment
It's less dramatic than people expect. An engineer starts with a visual survey, documenting cracking patterns, spalling, and anything else visible, then usually brings in non-destructive testing to see what's happening beneath the surface — half-cell potential testing to check for active corrosion, a carbonation test if the structure is older, and sometimes GPR scanning to confirm rebar position and cover depth. For load-related concerns, that data feeds into a proper capacity calculation rather than a guess. You get a written report at the end that tells you plainly whether it's cosmetic, whether it needs monitoring, or whether it needs repair — and if repair is needed, what kind.
None of this requires assuming the worst.
